THE DEVELOPMENT
- WHAT DOES THE DEVELPOMENT CONSIST OF?
The development consists of 27 individually
designed apartments and townhouses of 12 different designs, with
a unique 3rd floor infinity pool and sun deck, the development
has a high level of landscaping.
LOCATION
- WHERE EXACTLY IS THE DEVELOPMENT?
The development is set against a west facing hillside in the district of Prospect. On Highway 1 at the Escape Hotel turn East into Prospect Road, at the top of the road turn right into Hummingbird Lane, which is a quiet cul-de-sac. The Village is on the left to the south of the water course reserve.
- HOW CLOSE IS IT TO THE SHOPS AND BEACH?
The development is a 5 minute walk to the local supermarket and a 3 minute walk to an excellent wide sandy beach, which has the benefit unusually of toilet changing facilities, a picnic area, shaded Casuarina trees and an area for parking. Sunbeds and parasols will be provided exclusively for the use of Village residents.
- DO YOU HAVE PICTURES OF THE VIEWS?
There are spectacular panoramic views from level 2 and above. A panoramic photograph of the views from the 6th floor level is posted on the web site.
CONSTRUCTION
- WHAT STAGE OF CONSTRUCTION IS THE DEVELOPMENT
CURRENTLY AT?
Planning consent for the development has been approved. Pre-construction issues are now being finalised. The site has been cleared, hoarding erected and early landscaping has been planted.
- WHEN WILL CONSTRUCTION START?
It is anticipated that construction will commence in the 2nd quarter of 2008.
The construction programme will take approximately 18 months.
- WHO IS BUILDING IT - A REPUTABLE CONTRACTOR?
A contractor is yet to be appointed but it will be a reputable experienced and professional firm and the Developers own team of professionals will oversee the work.
- WHEN IS THE EARLIEST DATE I CAN OCCUPY MY
UNIT?
Depending on the method of construction it may be possible to occupy your unit before the total construction process is complete however not all services for example the swimming pool may be in operation at that stage due to ongoing building works. The current projected fully completed date is Christmas 2009.
- WHAT IS THE METHOD OF CONSTRUCTION?
The building frame will be of reinforced concrete construction.
- WILL IT WITHSTAND HURRICANES?
The building will be designed to hurricane standards and to comply with best practise.
- WHO IS DOING THE INTERIOR DESIGN?
The interior design is being handled by D’Amico Designs based in Miami. The principal Teri D’Amico is personally handling all aspects of the interiors.
- CAN I MAKE ANY CHANGES TO THE DESIGN OF MY
UNIT?
Those who commit to an early purchase may be allowed to make minor alterations to their apartment before the construction commences. It is also possible at this time to combine units if so desired.
- WHAT ARE THE FINISHES THAT YOU ARE GOING
TO USE? ARE THERE UPGRADES I CAN CHOOSE FOR BETTER FINISHES?
All bedrooms have en-suite facilities, master bathrooms feature, travertine walls and white bathroom suites, floors generally have porcelain floor tiles, bespoke kitchen units with granite worktops, ceiling fans in all living rooms and bedrooms, air conditioning standard in bedrooms, optional in other areas, lounge area walls will have coral stone render features and will have pickled wood tray ceilings giving a touch of 'old Caribbean grandeur', penthouse apartments have dramatic vaulted pickled timber ceilings. There will be energy saving water heating and conservation provisions. The units will be wired for telephones, Internet and television. All apartments have verandahs providing privacy and partial shading, some have plunge pools. Apartments have safes and separate owner's lock-off, many apartments have private entrances.
- WHAT APPLICANCES COME WITH THE PURCHASE?
A full complement of ultra-modern appliances: fridge freezer, oven, hob, washing machine, tumble dryer and dishwasher.
- IF I WANT TO CHANGE WALL AND FLOOR TILING
CAN I?
This would only be possible if you have exchanged contracts to purchase your unit well before the construction period starts, early purchasers will be given extra flexibility.
- CAN I DISCUSS WITH THE INTERIOR DESIGNER
MY PERSONAL REQUIREMENTS?
Yes, any personalisation of the apartment that you wish to undertake can be discussed with the Interior Designer, but the cost would be your responsibility.
- WILL THERE BE A FURNISHINGS PACKAGE?
There will be a comprehensive detailed furnishings package included.
- IS THERE SATELLITE/CABLE TV AND INTERNET
ACCESS?
The development will be wired for television reception. Individual entertainment packages can be purchased from the provider. There will be wireless internet access available throughout the development. Individual packages to be purchased from the provider.
- I AM DISABLED/PARTIALLY SIGHTED AND HAVE
SPECIFIC REQUIREMENTS
The Developer will be happy to discuss with you any specific problems you may encounter and work with you to see if your needs can be accommodated.
- CAN I VISIT THE SITE DURING CONSTRUCTION?
Yes, site visits can be arranged so that you can be satisfied as to the construction of the building.
PAYMENT
- HOW DO I PAY FOR THE UNIT?
An initial reservation deposit of US$10,000.00 is placed with the vendor’s attorney to secure your unit. Thereafter payments are made on a staged basis.
Stage 1: on exchange. 30% of the purchase price, less the deposit.
Stage 2: 6 months into construction. A further 30% of the purchase price
Stage 3: on completion. The balance of the purchase price.
- HOW WILL I KNOW WHEN EACH 'STAGE' IS REACHED?
An independent technical consultant/surveyor will inspect the building periodically and issue a certificate confirming that the stages have been reached and the next payment is due.
- CAN I PAY THE STAGE PAYMENTS IN THE UK OR
ELSEWHERE?
Yes it may be possible to arrange to pay in sterling in the UK or alternatively in another currency elsewhere subject to agreement at the outset.
- DUE TO THE STRENGTH OF THE £ I WANT
TO FORWARD BUY DOLLARS, CAN YOU HELP ME?
Yes, the Developer has contacts with firms within the UK who will forward sell dollars at a fixed rate, please ask for more details.
- WHAT DOES THE PURCHASE PRICE INCLUDE?
All fixtures and fittings are included. It is easier to tell you what is not included. Basically the unit is fully fitted so you would only be responsible for putting in your own furniture and furnishings, otherwise the unit is complete.
OPERATION
- IS THERE SECURITY AT THE VILLAGE AND HOW
MUCH WILL IT COST?
At the outset, there will be uniformed 24 hour security, which is met within the service charge budget. Ultimately this will be a matter for the owners to decide on.
- WHAT HAPPENS IF MY WASHING MACHINE OR OTHER
EQUIPMENT BREAKS DOWN?
Initially the appliances will be covered by the manufacturers warranty and thereafter the managing agent can arrange a service call at your expense.
- WHO WILL MAINTAIN THE BUILDING AND GROUNDS?
The maintenance managing agent will be responsible for ensuring the building and gardens are thoroughly maintained.
This will be undertaken by the maintenance managing agent.
- CAN YOU LET MY APARTMENT FOR ME AND MANAGE IT, WHEN I AM NOT IN OCCUPATION?
Yes, it is assumed that purchasers will put their units into the letting pool. The management letting team will fully organise lettings like a hotel operation. The letting process will be discussed fully at the time of purchase.
- IF I AM ARRIVING LATE COULD SOMEONE GET MY
APARTMENT CLEANED AND PREPARED?
Yes the management letting team will provide an on arrival welcome service to ensure that your apartment is in order and has been cleaned and there are some basic provisions.
- WHAT ESTATE SERVICES AND FACILITIES WILL
BE PROVIDED?
Reception, concierge, welcome service. 24-hour uniformed security, garage parking or covered shaded car ports, passenger lift, 3rd floor infinity edge swimming pool and sun deck, state-of-the-art media/cinema room with integrated surround-sound and large screen, fitness centre with aerobic and resistance equipment, pool bar, landscaped garden.
- IS THERE A BAR BY THE POOL?
There will be an honour bar stocked with soft drinks and fruit juices by the pool. Ultimately this will be a matter for the owners and management letting team to decide on.
- WHAT HAPPENS IN THE MEDIA/CINEMA ROOM
AND WHO CAN USE IT?
The media room will be available for booking, and is a facility exclusively for the use of residents and their guests. It will have a large screen and projection equipment as well as surround sound and can be used to play DVDs or other media. The room can also subject to availability be used for functions or meetings
- HOW MUCH IS THE SERVICE CHARGE AND WHAT DOES
IT COVER?
There is a service charge budget, which has been prepared, which gives the full breakdown of the costs.
- HOW IS IT PAID I.E. QUARTERLY, MONTHLY?
Quarterly in advance.
PURCHASING
- CAN YOU HELP US GET A MORTGAGE?
Mortgages are available on the Island to overseas purchasers and we can introduce you to a mortgage provider who will be able to assist you.
- ARE TIME SHARE PURCHASES AVAILABLE?
No.
- ARE FRACTIONAL JOINT OWNERSHIP PURCHASES AVAILABLE?
Yes. There are 3 units available in this form. Maximum of 4 owners per unit. Units are sold on a turnkey and are fully furnished.
- WHEN I BUY A UNIT HOW MUCH TAX/STAMP DUTY
DO I PAY?
There is no stamp duty payable on the purchase of the property.
- WHEN I SELL MY UNIT HOW MUCH TAX/STAMP DUTY
DO I PAY?
This will depend upon how the property is owned. Property Transfer Tax (PTT) is chargeable on the sales price. However a Tax efficient structure can eliminate this expense.
- WHAT ARE THE PROCEDURES FOR BUYING IN BARBADOS?

- CAN YOU RECOMMEND A LAWYER ON THE ISLAND
AND WHAT DO THEY CHARGE?
We would be happy to recommend a good lawyer to you who is familiar with the development and who can process your purchase expeditiously and minimise cost. Legal fees are set on a sliding scale but on average a purchaser will pay around 1.5% of the purchase price.
- CAN I PERSONALLY MEET THE DEVELOPER?
The Developer is St. James Developments Ltd; the principals are available on the telephone and email or will meet you to discuss any specific aspects of the development.
